1. The service

Florida Deal Scanner gives subscribers access to property data compiled from public records (county property appraisers, state revenue departments and court clerks), plus our derived fields: estimated market value (EMV), maximum allowable offer (MAO), signals and scores.

2. Estimates, not advice

EMV, MAO and scores are automated estimates. They are not appraisals, broker price opinions or legal, tax or investment advice. Public records may be incomplete, stale or wrong. Verify everything independently before you make an offer or decision.

3. Your responsibilities

You will use the data lawfully. That includes the TCPA, the FTC Telemarketing Sales Rule and Do-Not-Call rules, state telemarketing and solicitation laws, CAN-SPAM, the FCRA (the data may not be used for credit, employment, insurance or tenant screening), fair housing laws, and state real estate licensing and wholesaling laws. You will not harass owners, misrepresent who you are, or contact anyone who has opted out.

4. License and restrictions

You receive a personal, non-transferable license to use the data for your own investing or business. You may not resell, republish or bulk-redistribute the data, scrape the site, share your login, or get around plan limits.

5. Accounts and billing
